About the Role

The hiring client is a prominent general contractor delivering diverse construction portfolios across Bermuda, including high-end residential estates, commercial renovations, ground-up builds, retaining walls, and institutional repairs. Because Bermuda is a unique high-cost construction market dependent on imported materials and specialized shipping logistics, accurate measurement and realistic pricing directly dictate profitability.

As the company’s first in-house Quantity Surveyor, you will take complete ownership of the estimating function. Moving away from third-party external consultants, you will work directly with the Managing Director and Construction Manager to take off full quantities from drawings, build rates from first principles, evaluate subcontractor pricing, manage tender submissions, and select the digital takeoff tools required to scale operations.

Key Responsibilities

Measurement & Quantity Takeoff

• Measure complete, highly detailed quantities from project drawings and technical specifications in full alignment with British / RICS measurement standards (SMM / NRM).

• Produce comprehensive, accurate Bills of Quantities (BOQ) and measured works packages for tender pricing and budget benchmarking.

Estimating, Pricing & Logistics Accounting

• Build up competitive unit rates and cost estimates from first principles, analyzing labor, materials, plant, equipment, and subcontractor inputs.

• Account for unique island-market cost variables, including material importation taxes, ocean freight, shipping logistics, and local labor constraints.

• Advise executive leadership on tender pricing strategies, commercial risks, and value-engineering opportunities to safeguard profit margins.

Procurement & Subcontractor Analysis

• Draft and issue pricing inquiries to international suppliers and specialist subcontractors.

• Perform detailed bid analysis and price comparisons, folding validated quotations into core cost estimates.

Systems Setup & Process Ownership

• Evaluate, recommend, and implement company-wide takeoff and estimating software (e.g., CostX, Bluebeam, PlanSwift, CCS Candy).

• Design, implement, and maintain repeatable pricing templates, rates databases, and commercial controls.

Minimum Requirements

Educational Qualifications & Professional Track Record

• Degree or Diploma in Quantity Surveying, Construction Economics, Building Surveying, or a closely related construction field.

• Minimum of 6 years’ proven experience working as a Quantity Surveyor with a contractor, developer, or cost consultancy.

• Demonstrated track record of independently producing full, priced bills of quantities without supervision.

Technical & Measurement Competencies

• Measurement Standards: Deep, practical working knowledge of British and RICS measurement rules (SMM7 / NRM2).

• Software Toolkit: Hands-on proficiency in industry-standard takeoff and estimating platforms (e.g., CostX, Bluebeam Revu, PlanSwift, CCS Candy, Cubicost, or Excel modeling).

• First-Principle Estimating: Proven capability to build rates from raw resource inputs (labor constants, material yields, waste factors, and plant output).

Operational & Language Skills
