About the Role

Broll Property Group is a continent-leading property services company managing a diverse portfolio of commercial, retail, and mixed-use assets across South Africa and beyond. Within the Investor Services division, the Building Manager is the operational backbone of the property — the person responsible for ensuring that every building, ground, and piece of equipment within the assigned portfolio is well maintained, fully compliant, and running at optimal efficiency.

In this role, you will take full accountability for the effective operations management of the building and its facilities — from conducting regular OSH inspections and managing maintenance staff to liaising with tenants, coordinating contractors, overseeing budgets, and keeping senior management informed of all significant activities and problems. You will be required to be on 24-hour standby for emergencies and to act in the Operations Manager’s absence when required.

The ideal candidate brings 5 or more years of related experience, including at least 2 years in a supervisory role. Strong leadership ability, sound knowledge of building management procedures, budget management, and service contract administration are essential. This is a hands-on management role — you will be expected to perform certain maintenance tasks yourself where required, in addition to directing and appraising your team.

Key Responsibilities

Building Operations & Facilities Management

  • Take full accountability for the effective operations management of the building and all associated facilities, ensuring all systems, services, and infrastructure perform at optimal levels at all times.
  • Continuously survey buildings to proactively identify maintenance needs, problem areas, and potential risks before they escalate.
  • Check the exterior and interior of buildings regularly, identifying defects, safety concerns, and areas requiring attention.
  • Ensure premises are maintained in satisfactory condition at all times, meeting the standards expected by Broll Property Group, building owners, and tenants.
  • Perform ad hoc quality control checks across all building systems and service areas to ensure consistent standards are maintained.
  • Ensure the work area is always clean, secure, safe, and well maintained in accordance with company standards and applicable regulations.

Repairs & Maintenance Management

  • Assume full responsibility for the effective repairs and maintenance of the building, ensuring all defects are addressed promptly and cost-effectively.
  • Identify daily maintenance issues, communicate them to the Operations Manager, and schedule work for timely attendance and resolution.
  • Perform certain hands-on maintenance work personally where required, supplementing the work of the site team and contractors.
  • Where repairs cannot be carried out internally, advise the Operations Manager immediately and contact the relevant contractor to ensure swift resolution.
  • Check all fire equipment regularly and ensure full compliance with fire safety requirements at all times.
  • Follow up on invoices related to maintenance and repair activities to ensure timely processing and payment.

OSH Compliance & Regulatory Management

  • Ensure full compliance with all applicable Occupational Health and Safety (OHS) regulations and legal requirements governing the building and its operations.
  • Complete regular OSH inspections and update monthly compliance reports accurately and on time.
  • Ensure OSHA requirements are effectively implemented across all building operations and maintenance activities.
  • Be thoroughly familiar with emergency equipment, emergency procedures, and emergency contact numbers to respond effectively in any crisis situation.
  • Be available on 24-hour standby for building emergencies as required by management, and act as the Operations Manager’s representative in their absence.

Tenant Relations & Stakeholder Management

  • Respond promptly and efficiently to tenant maintenance requirements, ensuring all tenant-reported issues are acknowledged, actioned, and resolved within acceptable timeframes.
  • Build and maintain professional, productive relationships with tenants to support tenant satisfaction and retention.
  • Act as the liaison between Broll Property Group and external contacts including vendors, suppliers, contractors, and trade professionals.
  • Promote goodwill and a positive image of the company in all external interactions, representing Broll’s values and professional standards consistently.
  • Obtain and convey information appropriately between tenants, contractors, and the Operations Manager to ensure all parties are informed and aligned.

Contractor & Vendor Management

  • Work to develop and maintain productive business relations with vendors, suppliers, contractors, and trade professionals engaged on the building.
  • Ensure effective coordination of external services with building operations, managing contractor schedules, access, and performance.
  • Ensure that all services purchased are of acceptable quality and fully compliant with Broll’s procurement policies.
  • Assign tasks and coordinate contractors in the execution of maintenance, repair, and project work, ensuring quality outcomes are delivered on time and within budget.

Team Leadership & Personnel Management

  • Supervise and control all maintenance site staff, allocating duties effectively to ensure optimal performance across the team.
  • Direct daily operations of the site team, providing clear direction, performance expectations, and day-to-day oversight.
  • Interview, hire, and assign personnel as required, ensuring that staffing levels are appropriate for the operational demands of the building.
  • Train, direct, and appraise assigned personnel in accordance with Broll’s people management standards and performance management framework.
  • Ensure staffing levels are maintained at the level required to deliver consistent, high-quality building management outcomes.

Budget, Reporting & Administrative Functions

  • Develop and maintain building-related budgets, ensuring current and future building needs are well planned and financial resources are managed effectively.
  • Keep Senior Management appropriately informed of all area activities, operational developments, and significant problems at all times.
  • Report all items to the Operations Manager, particularly where complaints have been lodged or urgent matters require immediate escalation.
  • Ensure urgent matters are reported and attended to immediately, without delay or deferral.
  • Complete special projects as assigned by the company or Operations Manager.

Minimum Requirements

Educational Qualifications

  • Additional related maintenance and building management training is preferred.
  • Any formal qualification in facilities management, property management, building science, or a related technical field will be advantageous.

Experience

  • Five or more years of related experience in building or facilities management — essential.
  • At least two or more years of supervisory experience — essential.
  • Demonstrated experience managing OSH compliance, service contracts, budgets, and tenant relations in a commercial property environment.

Technical Skills

  • Ability to use all related maintenance equipment relevant to building and facilities management.
  • Computer literacy — proficient in relevant computer applications for reporting, communication, and administrative functions.
  • Knowledge of budgeting, service contracts, and leasing agreements as they apply to commercial property management.
