About the Role
Broll Property Group manages a diverse portfolio of commercial and retail properties on behalf of institutional investors across South Africa. The Tramshed is a well-established retail and commercial property in Pretoria, and the Handyman is the on-the-ground maintenance professional responsible for keeping the building and its facilities in optimal condition every day.
In this permanent role, you will carry out preventive maintenance, complete work orders, respond to tenant maintenance requirements, assist with tenant installations, conduct daily building inspections, and ensure OSH compliance across the property. You will work closely with the Building Supervisor and Building Manager, reporting all maintenance findings promptly and stepping up to support management in their absence when required.
The ideal candidate brings a minimum of 2 years of related maintenance experience, a Grade 10 certificate, and the practical ability to read blueprints, operate a range of maintenance equipment, and identify and resolve building defects across multiple disciplines. This is a hands-on, independent role that requires someone who works well without constant supervision, pays close attention to detail, and takes genuine pride in the condition of the building they are responsible for.
Please note: The Handyman must be familiar with emergency equipment, emergency procedures, and contractor contact details in order to assist the Building Manager or act in their absence when required. Candidates must be comfortable with this standby responsibility before applying.
Key Responsibilities
Daily Building Inspections & Defect Identification
- Continuously check and inspect the building to proactively identify maintenance needs, defects, and safety concerns before they escalate.
- Check all main outer and inner doors for broken glass, correct operation, and any damage requiring repair or replacement.
- Check the exterior of the building and identify problem areas including structural defects, surface damage, and safety hazards.
- Check and replace lights inside ladies’ and gents’ toilets, foyers, passages, stairways, and parking areas, and check all external security lights for correct operation.
- Check all fittings in toilets including taps, basins, and urinals, and report or repair any defects identified.
- Check all equipment including air-conditioning plant, standby pumps, sump pumps, water tanks, water feature equipment, and related building systems.
- Check all fire equipment alongside the Building Supervisor, ensuring all fire safety apparatus is in place, accessible, and in correct operating condition.
- Perform a visual check of all electrical distribution boards to identify loose wiring, tripped breakers, or any other electrical concerns requiring attention.
Repairs & Preventive Maintenance
- Perform repairs where necessary, addressing identified defects promptly and to the required standard.
- Where repairs cannot be completed internally, advise the Building Supervisor immediately and facilitate the engagement of the relevant contractor.
- Identify daily maintenance issues, communicate them to the Building Supervisor, and schedule work for timely attendance and resolution.
- Inspect equipment, check operating condition, and log repair needs, ensuring all maintenance requirements are captured and tracked accurately.
- Execute preventive maintenance tasks in accordance with the building’s maintenance schedule, ensuring all planned maintenance is completed on time and documented correctly.
- Complete work orders, listing all materials issued and used, and file all related maintenance paperwork with the appropriate personnel.
- Update equipment maintenance records accurately and timeously after every maintenance activity.
Tenant Installations & Move-In Support
- Perform ad hoc quality control checks on tenant installations — both during the installation process and upon completion — ensuring all work meets the required standard.
- Ensure premises are in satisfactory condition before any tenant moves into the space, confirming that all systems, fittings, and finishes are complete and functional.
- Assist tenants when they move into the premises alongside the Building Manager, ensuring a smooth and professional handover experience.
- Assist with the removal or relocation of partitioning where required as part of tenant fit-out or reconfiguration activities.
OSH Compliance & Safety
- Follow all safety rules and procedures and operate all equipment in accordance with established safety policies and departmental procedures.
- Ensure full compliance with all applicable legal regulations and OSH Act requirements, completing regular inspections and updating monthly compliance reports accurately.
- Ensure OSHA requirements are effectively implemented across all maintenance and building operations activities.
- Be thoroughly familiar with how emergency equipment functions and what the emergency procedures are for The Tramshed, in order to respond effectively and to assist or act in the Building Manager’s absence.
- Familiarise yourself with emergency numbers and contractor details to enable rapid response to building emergencies at all times.
Tenant Relations & Communication
- Respond promptly and efficiently to tenant maintenance requirements, ensuring all tenant-reported issues are acknowledged and resolved within acceptable timeframes.
- Maintain regular contact with tenants, building positive relationships that support tenant satisfaction and a professional on-site experience.
- Report all items to the Building Supervisor, particularly where tenants have lodged complaints or urgent issues require immediate escalation.
- Ensure that urgent matters are reported and attended to immediately, without deferral or delay.
Records, Reporting & Team Support
- Track and record all repair and maintenance results accurately, maintaining a clear and current maintenance log for the building.
- Complete equipment and supply orders as assigned, ensuring the correct materials are available for scheduled and reactive maintenance activities.
- Assist area staff as needed, meeting the maintenance needs of different departments throughout the facility.
- Ensure that management is appropriately informed of all area activities and any significant maintenance issues or building concerns.
- Attend meetings as required and complete special projects as assigned by the Building Supervisor or Building Manager.
- Ensure that the work area and grounds are always clean, secure, and well maintained in accordance with Broll’s property presentation standards.
Minimum Requirements
Educational Qualifications
- Grade 10 / Standard Eight — minimum requirement.
- Additional training in maintenance and repair procedures is required and will be given preference during shortlisting.
