Senior Retail Property Management Leadership Role with Broll Property Group
Broll Property Group is recruiting a highly experienced and commercially focused General Manager to take full operational and strategic responsibility for Jabulani Mall in Soweto, Gauteng. This permanent, mid-to-senior management role sits within the Investor Services division and the Resilient Portfolio business unit, and is suited to a seasoned retail property professional with strong expertise in shopping centre management, asset performance, tenant relations, leasing oversight, financial control, and facilities operations.
The General Manager is accountable for driving investment growth, maximising centre income, protecting asset value, and ensuring operational excellence across all aspects of the shopping centre. This role requires hands-on leadership, strong commercial judgement, and the ability to manage complex stakeholder relationships while delivering consistent performance against financial and operational targets.
Position Purpose
The primary purpose of the General Manager role is to ensure the effective management, performance, and long-term sustainability of the retail shopping centre and its associated properties. This includes managing income streams, controlling operational expenditure, protecting asset value, and ensuring that all buildings, grounds, and equipment are maintained to the required standard.
The role also involves developing and managing budgets, preparing forecasts and management packs, overseeing leasing and service contracts, managing capital expenditure, and ensuring full compliance with health, safety, and regulatory requirements. The General Manager acts as the key liaison between clients, tenants, service providers, and senior management.
Centre and Property Management
The General Manager assumes full responsibility for the operational management of the shopping centre, properties, and facilities. This includes staying informed of market activity, tenant movement, new developments, vacancies, and competitor strategies within the retail property landscape.
The role requires regular engagement with industry bodies and participation in meetings and functions related to the successful operation of the centre. The General Manager develops and maintains a five-year maintenance plan, investigates refurbishment opportunities, oversees projects, and ensures that the building maintains its required grade and standards.
Client Reporting and Stakeholder Engagement
The position is responsible for delivering accurate and timely reporting to clients in accordance with agreed formats. This includes preparing and managing monthly management meetings, analysing income and expenses, monitoring turnover rentals, and reviewing operating costs against forecasts.
The General Manager ensures that all municipal recoveries and general recoveries are monitored monthly and that clients are kept informed of performance, risks, and opportunities affecting the asset.
Planning, Budgeting, and Financial Control
The General Manager prepares annual budgets, completes forecasts timeously, and reviews rental levels quarterly to ensure optimal returns. The role involves contributing to business planning, managing five-year budgets, conducting quarterly expenditure reviews, and controlling capital expenditure in line with approved authority levels.
The role also ensures recovery of operational costs in accordance with lease terms and oversees the calculation and charge-out of operating costs to tenants.
Debtors, Credit Control, and Parking Management
The General Manager is responsible for overseeing debtors and creditors management, including monthly interactions with debtors, leasing teams, and legal processes where required. This includes managing arrears, legal action, and write-offs within policy.
The role also includes oversight of parking operations, attending regular meetings, and ensuring accurate control of in-house operated parking areas.
Tenant Relations and Leasing Oversight
The General Manager manages tenant relationships, ensures timely lease renewals, and oversees the letting of vacant space. This includes determining letting mandates, negotiating leases, overseeing lease administration, and managing new tenant installations in collaboration with technical teams.
The role requires ongoing engagement with existing tenants, monitoring turnover and merchandising performance, and addressing trading challenges to support tenant success and centre performance.
Expense Control and Asset Management
The position includes authorising payments, controlling maintenance and consumables expenditure, managing municipal payments and recoveries, and ensuring contractor performance and cost-effectiveness.
The General Manager oversees preventative maintenance programmes, motivates refurbishments and major repairs, attends site meetings, and ensures compliance with tenant obligations during and after lease terms.
Health, Safety, and Security Management
The General Manager is responsible for compliance with the Occupational Health and Safety Act and all statutory requirements. This includes managing security systems, emergency preparedness programmes, security personnel, and training of maintenance and security staff.
The role ensures that the centre remains safe, secure, and compliant at all times.
People Management and Leadership
The General Manager provides leadership to centre personnel through effective delegation, communication, and performance management. This includes setting objectives, conducting performance appraisals, implementing training programmes, managing staffing levels, and ensuring that teams operate efficiently and professionally.
Qualifications and Experience
Matric is required
Diploma or Degree in Business Management or Property Management is preferred
Related property and centre management training advantageous
Minimum of five years’ related experience, with at least two years in a supervisory or management role
Skills and Competencies

Strong problem-solving and decision-making capability
Sound financial and commercial acumen
Effective communication and stakeholder management skills
Ability to operate across maintenance systems and computer applications
