Contract Facilities Management Leadership Role with Broll Property Group
Broll Property Group is seeking an experienced and operationally strong Facilities Manager to oversee the management of the KC Enstra site in Springs, Gauteng. This contract position forms part of the Integrated Facilities Management (IFM) division and is suited to a mid-to-senior level facilities professional with proven experience in building management, contractor oversight, compliance, and operational facilities services.
The Facilities Manager will be responsible for the overall management of the Enstra Mill building and its associated functions, ensuring compliance with housekeeping standards, environmental health and safety (EHS), fire regulations, compressors, catering, pest control, and maintenance requirements. The role requires a hands-on leader who can manage service providers, enforce compliance, resolve site-related issues, and deliver high-quality facilities management services aligned with legislation and company policies.
This position is ideal for a facilities professional who thrives in regulated environments and has strong experience managing operational sites, contractors, and compliance-driven facilities portfolios.
Position Purpose
The purpose of the Facilities Manager role is to manage and oversee the Enstra Mill facility in a manner that ensures operational efficiency, regulatory compliance, safety, and service excellence. The role focuses on implementing effective facilities management principles, maintaining statutory compliance, managing maintenance programmes, and ensuring that all site services are delivered efficiently and cost-effectively.
The Facilities Manager plays a key role in safeguarding the physical assets of the site, supporting operational continuity, and ensuring that facilities services align with business requirements and regulatory standards.
Key Responsibilities
Facilities Operations and Compliance Management
The Facilities Manager is responsible for implementing and enhancing facilities management principles and operational processes across the Enstra site. This includes ensuring compliance with EHS standards, fire prevention regulations, and site-specific safety requirements.
The role requires ongoing monitoring of compliance, identification of risks, and implementation of corrective measures to ensure that the facility operates within legal and regulatory frameworks at all times.
Maintenance Planning and Facility Complaints Management
The position involves overseeing both corrective and preventative maintenance plans for the facility. The Facilities Manager must ensure that maintenance schedules are implemented effectively, issues are addressed promptly, and facility-related complaints are resolved efficiently.
This includes monitoring the condition of the building, equipment, and infrastructure, and ensuring that maintenance interventions support operational continuity and safety.
Contractor and Service Provider Management
The Facilities Manager is responsible for managing contractors and service providers across various disciplines, including maintenance, catering, pest control, housekeeping, compressors, and hygiene services.
This includes ensuring service quality, monitoring performance, enforcing contractual obligations, and managing costs to ensure value for money. The role requires strong negotiation and conflict resolution skills to manage service delivery challenges effectively.
Procurement and Asset Management
The role includes procuring services, furniture, fittings, and equipment required for the effective operation of the facility. The Facilities Manager ensures that procurement activities align with company policies, operational needs, and budget constraints.

The Facilities Manager is expected to drive cost-reduction initiatives while maintaining service quality and compliance. This includes identifying opportunities for improved efficiency, sustainability initiatives, and responsible resource usage within the facility.

Catering, Hygiene, and Site Services Oversight
