Role Overview
Tsebo is recruiting experienced Area Managers into a talent pool to strengthen operational leadership capacity within its Cleaning and Hygiene Solutions division. As an Area Manager, you will be responsible for overseeing multiple cleaning contracts, ensuring consistent service delivery, managing staff effectively, and maintaining strong client relationships.
This role requires a hands-on leader who can manage diverse sites, respond urgently to client requests, uphold service level agreements, and drive operational efficiency. The Area Manager serves as a critical link between Tsebo, its staff, and clients, ensuring that standards are met across a wide portfolio of sites in Johannesburg and surrounding areas.

Key Responsibilities
The Area Manager will be responsible for a wide range of operational, financial, and leadership duties, including:
Operations and Service Delivery

Manage a portfolio of unsupervised or smaller client sites with full accountability.

Allocate resources efficiently to ensure maximum cleaning output while adhering to SLA requirements.

Maintain consistently high service standards through regular site inspections and audits.

Ensure proper scheduling of work and adherence to Tsebo cleaning methodologies and compliance frameworks.

Handle site openings and closures in accordance with company policies and ensure smooth transitions.

Monitor company assets through monthly spot checks, ensuring equipment is serviced, repaired, and in good condition.

Proactively manage relief staff pools to avoid service delivery disruptions.
Client Engagement and Communication

Build strong, professional relationships with clients to ensure contract retention.

Conduct regular client meetings and document feedback using unit visit checklists.

Respond promptly to client and management requests, ensuring service issues are resolved quickly.

Maintain accurate client-specific records such as hygiene consumption reports and inspection results.

Communicate company updates, policies, and performance metrics clearly to site teams.
Labour Management

Work with HR to allocate and manage staff across contracts in compliance with company policies.

Approve salaries, manage timesheets, and oversee payroll processes.

Handle staff performance appraisals, disciplinary actions, and industrial relations matters.

Participate in CCMA cases and union meetings where required.

Ensure all staff adhere to Tsebo’s House Rules and maintain a professional appearance.
Health and Safety

Ensure compliance with the Occupational Health and Safety Act at all sites.

Enforce safe cleaning methodologies in line with Tsebo’s quality programmes and policies.

Conduct site checks to ensure safety procedures are being followed consistently.
Financial Management

Control site-level expenses and ensure only accredited suppliers and approved products are used.

Manage leave liabilities and staff scheduling to maintain cost efficiency.

Drive revenue growth by identifying additional business opportunities within existing contracts.

Ensure all rechargeable work and overtime is authorised and billed accurately.

Monitor debtors to ensure collections are aligned with contractual agreements.
Qualifications and Experience
To qualify for this role, candidates should meet the following minimum requirements:

Matric / Grade 12 is essential.

A valid driver’s license and reliable vehicle.

At least 5 years of experience in operations or area management within cleaning, hygiene, or facilities services.

Strong knowledge of cleaning methodologies, company policies, and scheduling practices.

Experience managing large teams and multiple client portfolios.

Solid understanding of labour relations, disciplinary processes, and CCMA proceedings.

Proven ability to work independently while meeting demanding deadlines.
