The Technical Manager role in Sandton is vital to supporting multi-disciplinary building audits, improving facility performance, and maintaining high operational standards.
ROLE OVERVIEW
The Technical Manager is responsible for overseeing technical building operations and audits across client sites. This includes comprehensive assessments across all disciplines such as building structure, mechanical, electrical, fire safety, HVAC, and occupational health and safety (OHS). The role requires planning, execution, and review of site inspections, as well as managing maintenance coordination, budgeting, and reporting. The Technical Manager also ensures effective supervision of personnel and develops strong vendor relationships to support long-term facilities performance.
KEY RESPONSIBILITIES
1. Site Audits and Technical Inspections

Conduct multi-disciplinary audits covering internal/external building envelopes, electrical systems (HT, LT, UPS, solar), mechanical systems (HVAC, lifts, escalators, pumps), plumbing, drainage, fire protection systems, and OHS compliance.

Collaborate with junior staff and line managers during audits.

Compile photographic and written reports with findings and costed recommendations.

Assist in final report submission and alignment on remedial action plans.
2. Centre and Facilities Management

Coordinate access to sites and tenant spaces for inspections or maintenance work.

Approve invoices and manage tender documentation when required.

Conduct regular site inspections and implement preventative or corrective maintenance actions.

Ensure adherence to internal processes, safety standards, building regulations, and codes.
3. Operational Administration and Budgeting

Lead the development and implementation of safety protocols and OSH inspections.

Forecast building operational expenditure and manage schedules for maintenance spend.

Manage procurement of equipment, supplies, and vendor services within budgetary limits.

Maintain updated monthly reports and ensure OSHA compliance across facilities.
4. Vendor and Stakeholder Engagement

Build and maintain strong working relationships with contractors, suppliers, and external professionals.

Serve as the primary liaison between the company and service providers.

Ensure third-party services are well coordinated with internal operations and delivered on time.
5. Team Leadership and Supervision

Supervise and guide technical staff with clear delegation and regular performance feedback.

Conduct team meetings, appraisals, and identify training needs.

Recruit, assign, and retain appropriately skilled personnel to meet operational demands.
6. Reporting and Special Projects

Ensure the workspace is clean, safe, and operational.

Handle special technical projects and provide reports on key operational metrics such as expenses, foot traffic, and security incidents.

Keep senior management updated on all significant operational activities and findings.

QUALIFICATIONS AND EXPERIENCE
Education:
-
Matric (Grade 12) is required.

Additional training in building maintenance, technical operations, or engineering preferred.
Experience:
-
Minimum of 5 years of experience in a technical or facilities management role.

At least 2 years of supervisory experience managing technical teams or contractors.
Knowledge and Skills:

Deep knowledge of building management systems, safety regulations, and service contracts.

Strong leadership and team coordination abilities.

Excellent problem-solving and communication skills.

Proficient in using maintenance equipment and relevant software applications.
