PURPOSE OF THE JOB

Overall responsibility for the provision and execution of expertise pertaining to the repair and maintenance of homes owned by Tshipi. Accountable to ensure reliable, safe and habitable operation of homes (civil maintenance) in their control and in Tshipi portfolio in accordance with statutory requirements and regulations. Coordinate operation and administration of planned maintenance systems and activities of maintenance trades, planners/inspectors and other contractors. Responsible for controlling statutory inspections and keeping all legal records in connection with all applicable statutory requirements and regulations.

KEY PERFORMANCE AREAS

Part I: Civil maintenance

Responsible for managing and coordinating all maintenance and repair activities in residential properties to ensure Tshipi homes, functional, and aesthetically pleasing for residents.
Work closely with various trades and maintenance contractors to oversee maintenance schedules, budgets, and ensure that repairs and improvements are carried out efficiently and effectively.
Maintenance planning: Develop and implement comprehensive maintenance plans for Tshipi residential properties, including, but
not limited to, preventive maintenance schedules and other upkeep schedules.
Vendor management and coordination: Collaborate with external maintenance contractors and service providers for specialized repairs and maintenance tasks and ensure that they deliver high-quality services with minimum re-do/repeat.
Inspection and assessment: Conduct regular inspections of residential properties to identify maintenance needs, safety hazards, and areas requiring improvement Maintenance Officerand upkeep. Also draft various required scope of work for contractors to complete via RFQ.
Repairs and maintenance: Coordinate and oversee all repairs and maintenance work, including completing some minor repairs and maintenance based on their artisan background to minimise need for need for contractors for minor repairs.
Resident communication: Maintain open communications with resident Tshipi employees to address their maintenance requests and concerns promptly.
Compliance: Monitor, enforce and adhere to various statutory requirements and regulations, and ensure that all maintenance activities comply with relevant safety regulations and building codes. more jobs check this website
Record keeping: Maintain accurate records of repair and maintenance activities, expenses, and equipment warranties.
Budget management: Provide input into the housing budget for maintenance and repair activities, and overall ensuring cost effectiveness and adherence to financial constraints.
Part II: Community development Maintenance Officer

Responsible for providing guidance for work to be ring-fenced for local communities and or local community companies. Maintenance Officer
Work closely with local community individuals/groups to identify need where work can be directed for local empowerment efforts.
MINIMUM QUALIFICATIONS REQUIRED

• Matric (Grade 12)

• Higher Certificate / NQF level 5 – Civil Engineering

• Valid driver’s license

MINIMUM EXPERIENCE AND KNOWLEDGE REQUIRED

• Up to 10 year’s relevant experience.

PREFERRED QUALIFICATION

• PIRB – Plumbing Industry Registration Board
